The Oakland Rent Ordinance has enumerated just causes for eviction, wherein the landlord may be able to evict you legally. For example, if you don’t pay your rent, if you have pets in breach of your lease, if you are a nuisance to other tenants or if you are using your unit for some illegal purpose, you may be able to be lawfully evicted.
Additionally, an Oakland landlord may be able to evict you because they want to move into the unit or they may want to make capital improvements to the building.
As in San Francisco, if the landlord doesn’t comply with the rent ordinance and have one of the enumerated just causes for the eviction, then you can sue for wrongful eviction.
